Don't Assume Your Realtor is a Good Negotiator
Not All Realtors Are Good Negotiators...
1. Do Your Homework On Real Estate In Prescott Area Subdivisions.
Information is "Power" and don't be afraid to use it. The more you know about what is happening in the Prescott Area Real Estate market the better you'll do when it comes to listing your current home or buying a new home. Be sure your familiar with the items below and "don't assume your Realtor is".
-
what have homes like yours sold for recently (within the last year)
-
how long are homes like yours on the Real Estate market in the Prescott area.
-
what percentage of the asking price did those homes sell for.
At Realty Executives, John Gorden is very familiar with the day-to-day Prescott Area Real Estate Market and can guide you thru all the data above. He'll offer you websites so you can track the information needed to be "On Top of Your Market".
2. Try and Control Your Mindset.
Make sure the home your trying to buy meets all your lifestyle and budgetary demands. It makes a lot of sense to hone in on a specific offer price based on how much you want the home and how much you'd hate to lose it - especially in a multi offer situation where you only have one chance to make an offer. Because of how close you can personally become with the emotions of selling or buying a new home once again I recommend passing that off to your Realtor if he/she is a CNE (Certified Negotiation Expert) and by doing so they can continue to negotiate the best possible position for you as your Realtor.
3. Act and React Quickly - Not Impulsively.
Once you've found "That Home", MAKE AN OFFER. When you get an offer or counteroffer, respond to it. In the Prescott Area, our Real Estate market is rebounding quickly and inventories are moving downward quickly. You know the saying "Time is of the Essence", and the longer you wait or hesitate it often results in lost opportunities. You never know when another buyer or another property might appear on the scene and change the whole dynamic, costing you more money or wooing away your home's buyer.
This is why the guidance of a professional Realtor like John Gorden is so important to your transaction. His years of training and experiences are most beneficial to you in making the right decisions in a timely fashion.
